What Real Estate Agents Have To Tell

How much do real estate agents have to tell the buyer?

The house next door went into foreclosure, sold to a bank at the beginning of February, and just a few days ago was listed with a local real estate agency. After looking it up on a local website, I found the home listed at $162K – market value.

I would never buy that house at market value. For one thing, it needs at least four ceiling fans, a fridge, a stove and probably to be painted. The carpets were cleaned but they probably need it again, she had a lot of cats. I’m sure she never paid her HOA dues so that is two years of those, plus the termite bond that is cheaper as a yearly bill but at least twice as much if it lapses.

A couple stopped by tonight, peeking in the windows. I went outside and casually said hi, she said they are coming back tomorrow with their agent.

I would be very angry with my agent if we didn’t put in a *much* lower amount then they are asking. And I do wonder how much can I say to them – if they ask – without getting into trouble with someone? I mean okay probably the only trouble I would get into would be with the agent! But oh well. I’d rather people buy a house that they know everything about vs. being house poor.
